Design And Engineering Coordination

We work with your architect and structural engineer to turn an approved scheme into a buildable technical package, resolving junctions and tolerances before they become costs on site.

Foundations And Substructure

Excavation, piled or trench-fill foundations, ground beams and below-ground drainage designed for London clay, tree-root heave and the constraints of a tight urban plot.

Superstructure And Weathertight Envelope

Masonry, timber frame or steel superstructures taken through to roof coverings, windows and an insulated, watertight envelope, ready for services and internal fit-out.

First-Fix Services

Plumbing and electrical first fix run through the new structure: underfloor heating, ventilation, lighting circuits and data routed as the frame goes up rather than chased in afterwards.

Airtightness And Insulation

Insulation, airtightness membranes, tapes and thermal bridging details installed and inspected as the shell closes, so the finished home performs the way its design intended.

Interior Finishes And Joinery

Staircases, internal doors, bespoke joinery, kitchens, bathrooms and decoration installed to the specification agreed at design stage, in a structure allowed to dry before finishes go in.

Site Appraisal

We visit the plot to assess access, ground conditions, any existing structure, drainage runs and utility positions, then advise honestly on what can realistically be built there.

Design And Approvals

Alongside your architect and engineer we develop the technical package and support planning conditions, Building Regulations, party wall awards and new utility applications before excavation starts.

Costing And Programme

You receive an itemised cost plan and a stage-by-stage programme covering demolition, groundworks, frame and long-lead items such as windows, steelwork and kitchens, so ordering happens early.

Groundworks To Weathertight

Site set-up, demolition, excavation and foundations run in sequence, followed by frame, roof and windows, with Building Control inspecting each stage before work is covered up.

Fit-Out, Testing And Handover

First and second fix, airtightness testing and commissioning of heating and ventilation, then snagging, certification and a handover pack with drawings, manuals and your warranties.

Foundations, frame, buried drainage and the first-fix wiring and gas installation are sealed in for the life of the house. ABETA Group is fully insured, and that structural, electrical and gas work is warranted at handover.

We take on bespoke new builds across Chelsea, Kensington, Fulham, South West and Central London. If your plot sits just outside those areas it is still worth asking, as we appraise each site individually before committing to a programme.

We work alongside your architect and planning consultant through the application, and we manage Building Regulations submissions, stage inspections and sign-off ourselves. If you do not yet have a design team, we can introduce architects and structural engineers we work with regularly.

Yes. Replacement dwellings are a large part of bespoke new build work in London. We handle demolition notices, disconnection of live services, asbestos surveys where required and safe removal, before excavation and foundations begin.

Yes. A new dwelling usually needs fresh water, electricity, gas and drainage connections rather than inherited ones. We make the applications to the relevant providers, coordinate the excavation and ducting they require, and programme connection dates so the build is not left waiting on a service provider.

We are fully insured throughout the build. On completion, warranties are provided on the structural, electrical and gas work, and you receive a handover pack containing certificates, test results, as-built drawings and manufacturer guarantees for the systems installed.

Programme length depends on plot size, ground conditions and specification, so we set realistic dates once the design is fixed rather than guessing upfront. We agree delivery times, keep the site hoarded and clean, and notify neighbours ahead of noisy phases such as demolition and piling.

Yes, though timing matters. Changes to layout, structure or service routes are far cheaper before first fix, while finishes such as joinery, tiling and sanitaryware can be decided later. We price every variation in writing before proceeding.
