Complete and partial rewiring of period and modern London properties, with careful chasing, first and second fix, and minimal damage to original plasterwork and cornicing.

Consumer Unit Upgrades

Replacement of ageing fuse boards with metal-clad consumer units, individual RCBO protection, surge protection where specified, and a clearly labelled circuit schedule for the property.

Lighting Design & Installation

Downlights, cove and joinery lighting, dimming circuits and external schemes, set out with the interior design, then wired, driven and commissioned to the agreed levels.

Circuit Design & Itemised Quote

We agree socket, switch and light positions on plan, size the circuits and incoming supply, then issue an itemised quotation broken down by circuit, accessory and certification.

First Fix & Containment

Chasing, drilling and cable runs are completed before plastering, with back boxes set out and containment installed, so finished walls and joinery are not reopened for a missed cable.

Second Fix & Commissioning

Accessories, the consumer unit, drivers and dimmer modules are fitted and terminated after decoration, then lighting scenes, dimming levels and controls are set with you on site.

Testing, Certification & Handover

Every circuit is dead- and live-tested, the results recorded, and your certificate, test schedule and notification paperwork handed over alongside warranty details for the electrical work.

We carry out electrical services across Chelsea, Kensington and Fulham, and throughout South West and Central London, for houses, flats, rental portfolios and commercial premises. If your property sits just outside those areas, get in touch and we will tell you honestly whether we can service it properly.

It depends on what the survey finds. Rubber, lead or fabric-sheathed cable, a board with rewireable fuses, or lighting circuits with no earth usually points to a full rewire. Sound PVC cable in good condition often needs only new protective devices and targeted circuit work.

Often, yes. We work circuit by circuit and keep temporary power and lighting available where the layout allows, isolating only the area in progress. Rewiring does involve chasing walls and lifting floors, so we agree access, dust protection and which rooms come out of use first.

You get a programme once the survey and circuit schedule are agreed, because duration depends on property size, the number of circuits, floor access and whether other trades are running alongside. Dated stages for first fix, second fix and testing are confirmed before we start on site.

After the survey we price by circuit, consumer unit, accessories and testing, so you can see what each element costs and adjust the specification. Accessory and light fitting allowances are stated separately, and any variation is priced and agreed in writing beforehand.

ABETA Group is fully insured and provides warranties on electrical work. On completion you receive the appropriate Electrical Installation Certificate or Minor Works Certificate, the full test results, and a labelled schedule of circuits showing what protects what and where each one runs.

Yes. Rented homes in England require a satisfactory Electrical Installation Condition Report, renewed at the intervals the regulations set and on change of tenancy. We carry out the inspection, price any C1, C2 or FI remedial work clearly, and ensure work notifiable under Part P is notified and recorded.
