Controlled dig-outs beneath existing homes to form new lower-ground floors, with temporary propping, sequenced spoil removal and access solutions for restricted terraced and mews sites.

Structural Underpinning

Mass concrete underpinning in hit-and-miss bays to lower floor levels and stabilise existing footings beneath Victorian and Edwardian London properties.

Reinforced Concrete Structures

Steel-fixed reinforced concrete retaining walls, base slabs and capping beams, poured to the engineer's drawings with cube testing and inspection records kept.

Waterproofing & Tanking

Combined Type A, B and C waterproofing: tanking membranes, watertight concrete, internal cavity drainage and sump chambers discharging to a safe outfall.

Foundations & Piling

New-build substructure including trench-fill, pad and strip foundations, mini-piling and ground beams where access, trees or made ground rule out conventional digging.

Drainage & Ground Services

Foul and surface water drainage, sewer diversions and build-overs, soakaways, attenuation crates and service ducting laid to falls and CCTV surveyed.

Ground Investigation

We inspect the site, dig trial pits and review the soil, water table, drainage runs and existing footings, so the scheme is designed on evidence rather than assumption.

Engineering & Approvals

Our structural engineer details the temporary and permanent works, while we co-ordinate Building Control, party wall surveyors and any basement impact assessment your London borough requires.

Enabling Works & Propping

Before breaking ground we isolate live services, install hoarding and dust protection, agree the lorry route with the borough and prop the structure to the temporary works design.

Sequenced Excavation

Excavation and underpinning proceed bay by bay, with each pin poured, dry-packed and cured before the adjacent bay is opened beneath the existing wall.

Waterproofing & Sign-Off

We cast the slab, install the waterproofing and drainage, commission the sumps and pumps, then hand over with Building Control sign-off, test records and your structural warranty.

Underpinning and excavation follow the engineer's sequence: alternate bays, temporary propping, loads transferred in stages. ABETA Group is fully insured, warranties are provided on that structural work, and 20+ years of combined director experience stands behind the scheme.

Movement Watched, Not Assumed

Levels and crack gauges are read on your property and the adjoining ones as the dig advances, so any movement is picked up while it can still be acted on rather than argued about afterwards.

Waterproofing Designed To Be Maintained

Below ground the water table is unforgiving, so membranes, drainage channels, sumps and pumps are specified as a maintainable system, and because the same team fits the basement out, nothing added later penetrates what keeps it dry.

Dug From A Terraced Street

Chelsea and Kensington basements come out through a narrow frontage. Muck-away vehicle movements, wheel washing, conveyor positions and working hours are planned around the street, with adjoining owners kept informed throughout.

Often yes, but it depends on your existing foundations, the soil, the water table and what sits next door. We start with trial pits and a structural assessment, then design a scheme for that ground rather than applying a standard detail.

London boroughs control basement works closely, and a new or enlarged basement will normally need planning consent as well as Building Control approval. Where you excavate near a shared wall, party wall notices to adjoining owners are usually required. We co-ordinate with your surveyors.

Yes. ABETA Group is fully insured, and we provide warranties on structural, electrical and gas work. For groundworks that covers the underpinning, retaining structure and slab, and you receive the engineer's records and Building Control sign-off on completion.

We visit, review the ground investigation and the engineer's drawings, then issue an itemised quotation covering excavation, spoil removal, underpinning, concrete, waterproofing and drainage. Genuinely unknown items, such as obstructions or a diverted sewer, are carried as clearly stated provisional sums.

Excavation and muck-away are the noisiest phases, and lorry movements are scheduled around your street's restrictions. Programme length depends on ground conditions, access and the size of the dig, so we agree a sequenced programme with you before work starts rather than quoting a stock timescale.

Waterproofing is designed, not improvised. Depending on the water table we combine a tanking membrane, watertight concrete and an internal cavity drainage system feeding twin sump pumps with battery backup, and we leave every chamber accessible so the system can be maintained.
